Services
Chalet is a full-service property management company powered by modern technology and focused on service. The platform is how the work is done — it is not a replacement for doing it.

Vetting that protects the asset
Every applicant is professionally vetted and required to meet strict qualification criteria — income, credit, references and rental history — before a lease is signed. Fair housing rules are applied consistently to every applicant.
| Included | |
|---|---|
| Written criteria | Applied identically to every applicant |
| Income verification | Documented, with a stated ratio |
| Credit and background | Run through a screening provider |
| References | Previous landlords and employers contacted |
| Lease preparation | Current California forms and disclosures |
| Move-in condition | Documented with photographs and a signed report |
Planned, not reactive
Preventative maintenance is scheduled rather than waited for. Routine work is handled by vetted vendors, residents report issues through the portal, and every job is logged against the property record.
| Included | |
|---|---|
| Preventative schedule | Seasonal and systems-based servicing |
| Vetted vendors | Licensed, insured and rated on completed work |
| Work-order tracking | Every job logged against the property |
| Resident reporting | Requests raised in the portal, with photos |
| Urgent response | Emergency line staffed and dispatched |
| Cost control | Owner approval thresholds, set by you |
Building code, safety, insurance, fair housing
Building code, home safety, insurance requirements and fair housing law, plus the landlord–tenant rules that apply in California. We keep the paperwork current and the property on the right side of it.
| Included | |
|---|---|
| Habitability | The conditions a rental must meet, monitored |
| Notices and disclosures | Current California forms, served correctly |
| Deposit handling | Statutory accounting and return timelines |
| Entry rules | Notice periods observed before any entry |
| Insurance conditions | Underlying requirements kept satisfied |
| Records | Retained so a dispute can be answered with evidence |
The first thing we do at every property
We begin by walking the home and documenting what is there — condition, systems, quirks and deferred work — so the management plan starts from the actual property rather than an assumption.
| Included | |
|---|---|
| Full condition survey | Room by room, with photographs |
| Systems review | Age and service history of major equipment |
| Safety check | The items an inspection would flag |
| Rent assessment | What the property should achieve in the current market |
| Deferred work | A prioritised list with indicative costs |
| Written report | Yours to keep, whether or not you engage us |
Financials and property health in one place
Rent collected, expenses, work orders, inspections and the condition of the asset, visible in the owner dashboard rather than assembled once a year.
| Included | |
|---|---|
| Monthly statement | Income, expenses, fees and net to owner |
| Rent roll | Collected, outstanding and lease dates |
| Work-order history | Open, completed and cost by unit |
| Inspection results | Findings and photographs per visit |
| Asset condition | Tracked over time rather than per year |
| Year-end summary | Prepared for your tax filing |
Compliance
California landlord–tenant law, habitability requirements, insurance conditions and fair housing rules all apply to a rental whether or not the owner has read them. Getting them wrong is expensive in a way that a management fee is not.
Work performed to code by licensed vendors, with permits where required.
Smoke and carbon monoxide alarms, egress, handrails and the safety items an inspection looks for.
Coverage conditions met and documentation kept current.
The same written criteria applied to every applicant, every time. Read our fair housing statement.
Send us the address and the current situation — self-managed, already managed, or vacant. We will walk the property and quote a rate.
