Home / Owners

For owners

Own the asset. Not the admin.

You should be able to see what your property earned, what it cost, and what condition it is in — without waiting for a statement or calling the office to ask.

The dashboard

Financials and property health, in one screen.

The owner dashboard shows collected rent, expenses, open work orders, upcoming inspections and the condition of the asset side by side. Nothing on it is assembled for you — it is the same record our team works from.

  • Rent collected, outstanding and due dates
  • Expenses by category, with vendor invoices attached
  • Management fee and net to owner for the period
  • Open, scheduled and completed work orders
  • Inspection results with photographs
  • Systems, age and planned replacement

What owners ask us first

The four questions, answered plainly.

What will it rent for?

We walk the property and give you a figure based on comparable rentals in the area, plus what we would do to reach the top of the range.

What does management cost?

A percentage of collected rent, with the leasing fee and any additional charges stated up front. See pricing.

How much will I hear from you?

You have the dashboard continuously, the monthly statement, and a call whenever something needs a decision above your approval threshold.

What if the tenant stops paying?

Reminders, then formal notice, then the process the law provides — handled by us, with you informed at each step.

Approval thresholds

You set the limit.

Not every owner wants to be asked about a $180 repair, and not every owner wants a vendor spending without a conversation. You set a threshold when you onboard, and we hold to it.

  • Routine maintenance below your threshold is handled and reported
  • Anything above it is quoted to you before work starts
  • Emergency repairs are made first and justified afterwards, as habitability law requires
  • Every decision is recorded against the work order

Who we work with

Owners we are set up for.

  • Single-family rentals and small multifamily in Sacramento
  • Owners with one or two properties who do not want a second job
  • Out-of-area and out-of-state owners
  • Owners with a unit sitting vacant and a lease to fill
  • Owners who inherited a property and need it stabilised

Not sure if you qualify? Ask. If we are not the right fit — the property is outside our area, or you need something we do not do — we will say so rather than take the account.

Request a walk-through and a quote.

Tell us the address. We will survey the property, give you a rent assessment and a written report, and quote a management rate. No obligation to proceed.
