Fair Housing Statement
Chalet Labs manages residential property and lets homes. Fair housing law is central to how we do it, not a formality attached to it. This statement explains what that means in practice.
The law we work to
We comply with the federal Fair Housing Act and California's Fair Employment and Housing Act, which together prohibit discrimination in the rental of housing on the basis of race, colour, religion, national origin, sex, familial status, disability, marital status, sexual orientation, gender identity or expression, source of income, military or veteran status, and age, among other protected characteristics. California law protects additional categories, and we apply the stricter standard where state and federal law differ.
How applications are assessed
Every applicant is assessed against the same written criteria, applied in the same order:
- Income. Documented income against a stated ratio, counted consistently, with lawful sources of income treated equally.
- Credit and background. Run through a screening provider with the applicant's written consent, against published thresholds.
- Rental history. Previous landlords contacted, with a consistent approach to what counts as a problem.
- Occupancy. A stated occupancy standard based on unit size, applied the same way to every household.
We do not apply different criteria on the basis of a protected characteristic, and we do not accept an owner's instruction to do so. If an owner asks us to screen or select on that basis, we decline and explain why.
Reasonable accommodations and modifications
Applicants and residents with a disability may request a reasonable accommodation in rules, policies or procedures, or a reasonable modification to the premises. Requests are assessed on their merits and are not treated as an inconvenience. Ask us and we will tell you how to make a request and what documentation may be needed.
Familial status and children
Households with children are treated the same as any other household. Occupancy standards are based on unit size and are applied consistently. We do not steer families away from particular units or floors.
Source of income
California prohibits discrimination on the basis of source of income, including housing vouchers. We assess the applicant, not the payment method, and a voucher is treated as income for the purpose of qualification.
Advertising and showings
Listings describe the property, not a preferred tenant. Showings are offered on equal terms — including through our self-showing system, where the same process applies to every applicant. Hosts are trained on these rules before they conduct a showing.
If you think we have got it wrong
Tell us. Write to fairhousing@chaletlabs.com with what happened and when. We will investigate and respond. You are also entitled to raise a complaint with the U.S. Department of Housing and Urban Development or the California Civil Rights Department, and nothing in this process affects that right.
