Terms of Service

Last updated 1 January 2026

These terms govern property management services provided by Chalet Labs, Inc. and use of our website and platform. Where a signed management agreement exists, that agreement takes precedence over these terms.

1. Management services

We provide residential property management in Sacramento, California, including leasing, tenant screening, rent collection, maintenance coordination, inspections, compliance monitoring and owner reporting. The scope for a specific property is set out in the management agreement.

2. Owner responsibilities

  • Provide accurate ownership, insurance and property information.
  • Maintain insurance that satisfies the conditions for a rental property.
  • Fund approved maintenance and capital work when due.
  • Set an approval threshold for repairs, and keep your contact details current.
  • Disclose anything about the property that affects habitability or safety.

3. Fees

Management fees, leasing fees and any other charges are stated in the management agreement or written quote. Maintenance is passed through at vendor cost without markup. Fees are deducted from collected rent as the agreement provides.

4. Tenancy decisions

Tenancy applications are assessed against written criteria applied consistently to every applicant, in accordance with fair housing law. Owners may not instruct us to apply different criteria to different applicants on a prohibited basis, and we will decline such an instruction.

5. Compliance

We manage in accordance with California landlord–tenant law, habitability requirements and fair housing law. Where a property or an owner's instruction would put us in breach of those requirements, we will tell you and, if necessary, decline to act on the instruction.

6. Owner funds

Owner funds are held and accounted for separately from our own, and statements show income, expenses and fees for the period. Vendor invoices are available against the relevant work order.

7. The platform

We grant owners and residents a right to use the platform for the duration of the management or tenancy relationship. You are responsible for keeping your credentials secure. We may change or improve the platform; we will not materially reduce the reporting an owner receives under an active agreement without notice.

8. Resident obligations

Residents' obligations — rent, care of the property, permitted use and notice — are set out in the lease, not in these terms. Where these terms and a lease conflict on a tenancy matter, the lease governs.

9. Access to property

We observe the notice requirements California law sets before entry, except in an emergency. Showings are conducted with notice and by vetted hosts, and entry is logged.

10. Limitation of liability

To the extent permitted by law, we are not liable for indirect or consequential loss, and our total liability in relation to a property is limited to the management fees paid for that property in the twelve months preceding the claim. Nothing limits liability that cannot lawfully be limited, including for fraud or breach of fiduciary duty.

11. Term and termination

Either party may terminate the management agreement as its terms provide. We may decline or end a management relationship where acting on an instruction would be unlawful, or where the property cannot be managed in accordance with habitability requirements.

12. Governing law

These terms are governed by the laws of the State of California, United States, and the state and federal courts located in Sacramento County, California have exclusive jurisdiction.
