Home / Residents

For residents

Pay, report, track — from your phone.

The resident portal is how you deal with us. Rent, repairs, documents and the history of your unit, without a phone call during office hours.

Pay rent

Pay online, see what is due and when, and keep a record of every payment you have made.

Report a repair

Raise a request with photographs, then follow it: who was assigned, when they are coming, and when it was completed.

Stay in the record

Messages, notices and documents are attached to your unit, so nothing depends on remembering a phone call.

Maintenance

What happens after you report something.

You report it

Through the portal, with photographs and access instructions.

We triage

Urgent issues are dispatched immediately; routine work is scheduled and quoted.

A vendor is assigned

You are told who is coming and when, and can see it in the portal.

It is closed

The job is recorded against the property, and you are asked to confirm it is resolved.

Emergencies. For anything involving fire, flooding, gas, a total loss of heat or hot water, or a security risk, call the emergency line rather than using the portal. Urgent repairs are handled first and documented afterwards.

Applicants

Looking for a place, not yet a resident.

The same platform covers the part before you sign: seeing the property, applying, and knowing where your application stands.

Book a self-showing

Request a time that suits you and meet a host at the property. No agent scheduling required.

How self-showing works →

Apply online

One application, the same written criteria applied to everyone, and a clear answer.

Know where you stand

Status updates rather than silence, and a decision communicated directly.

Common questions

Living in a Chalet-managed home.

How do I pay rent?

Through the resident portal. You can see the amount due, the date it is due and your payment history. Ask us at move-in if you would rather set up a recurring payment.

How do I report a repair?

Use the portal and include a photograph if you can — it usually saves a second visit. You will be told who is coming and when, and can follow the job to completion.

What counts as an emergency?

Fire, flooding, gas, no heat or hot water, a security failure such as a broken lock or door, or anything making the home unsafe. Call the emergency line for those rather than using the portal.

Can I have a pet?

It depends on the property and the owner's instructions. Ask before you bring an animal home — approval and any deposit are recorded in your lease, and an unapproved pet can affect your tenancy.

How much notice before someone enters?

California law sets the notice period for entry, and we observe it. Emergencies are the exception. Scheduled inspections and showings always come with notice.

What happens at the end of my lease?

You will be contacted before the term ends to discuss renewal. If you are moving out, you receive the notice requirements, a move-out checklist, and information on how the deposit is handled.
